Kyoto one-month rental: 29 vs 30 nights and the real cost
Kyoto one-month rental guide: why 30 days is 29 nights, how one day can switch the price tier (¥22,020 on one real sheet), and the costs that weigh most.

A Kyoto one-month rental usually means a 30-day monthly mansion contract, and 30 days is 29 nights because the move-in and move-out days both count. One day either side can change the price row: on one real Kyoto sheet, 30 days cost ¥22,020 less than 29 days. Book by dates, not "a month".
This page covers the one-month case only. For around 90 nights, see Kyoto 3-month rentals for foreigners.
What "30日以上" (30 days or more) actually means
Kyoto listings often carry the line 入居期間は30日以上での受付となります (stays are accepted from 30 days). On Monthly KYOTO (マンスリー京都), seen on 23 Oct 2026, the operator defines its "month":
- 1ヶ月 (one month) = 30日 = 29泊30日 (29 nights, 30 days)
- The monthly type takes no contracts under 30 days
- Under 30 days, it points you to its few weekly-type units, from 7日 (7 days = 6 nights)
You're billed for contract days. Move-in is from 11:00 on the first day, and check-out is by 14:00 on the last day. Both days count.
29 vs 30 nights
This is where people miscount:
| You say | Contract days | Clears "30日以上"? |
|---|---|---|
| "28 nights" | 29 days | No: weekly tier or nothing |
| "29 nights" | 30 days | Yes: the shortest monthly contract |
| "30 nights" | 31 days | Yes |
So at this operator, a 29-night stay already qualifies. Other operators may count differently, and some list minimums in nights. When you inquire, give dates, not a count, and ask: 30日以上とは、何泊になりますか? (How many nights does "30 days or more" mean?)
Give the operator your move-in and move-out dates, not "a month". The contract counts days, and the price follows the count.
What one day can change: a real sheet
On a weekly-capable unit, a stay just under 30 days falls onto the スーパーショート (super short) tier. That tier has a higher daily rent and adds 宿泊税 (accommodation tax). Here is a 1K near Gojō Station, seen on Monthly KYOTO on 23 Oct 2026:
| Tier | Stay length | Rent per day |
|---|---|---|
| スーパーショート (super short) | 7 to under 30 days | ¥3,700 |
| ショート (short) | 30 days to under 3 months | ¥3,000 |
Utilities are ¥880/day and cleaning is ¥13,200 per stay. The listing notes add ¥200 per person per night in accommodation tax on the super-short tier only. That ¥200 is the listing's figure. Kyoto City revised its rates on 1 March 2026: ¥200 per person per night when the room charge is under ¥6,000 a night, and ¥400 from ¥6,000 to under ¥20,000. Confirm the tax line on your quote.
For one person, using the listing's ¥200 tax figure (¥200 × nights):
| Contract | Tier | Rent + utilities | Cleaning | Tax | Total |
|---|---|---|---|---|---|
| 28 days (27 nights) | Super short | ¥128,240 | ¥13,200 | ¥5,400 | ¥146,840 |
| 29 days (28 nights) | Super short | ¥132,820 | ¥13,200 | ¥5,600 | ¥151,620 |
| 30 days (29 nights) | Short | ¥116,400 | ¥13,200 | ¥0 | ¥129,600 |
| 31 days (30 nights) | Short | ¥120,280 | ¥13,200 |
On this sheet, the 30-day contract is ¥22,020 cheaper than the 29-day one. At this operator, most units have no weekly tier at all: its weekly-capable filter returned 4 properties, and on this building the listing named specific rooms for 7-day stays. On every other unit, a 29-day request is simply declined. How the operator rounds the tax isn't stated: ask for it on the quote. For how weekly units work, see weekly mansions in Japan.

Cost lines that weigh more on a one-month stay
The same fees hit a 30-day stay harder than a 90-day one:
- Short-tier rent. The card price is often the long-stay rate. This unit's card read ¥78,000〜 a month, but a 30-day stay pays the short row, ¥90,000 for 30 days.
- Cleaning per stay. ¥13,200 spread over 30 days is ¥440 a day; over 90 days it's under ¥150.
- Utilities prepaid. The operator collects ¥880/day for every contract day up front.
- Flat cancellation fee. Free until 14 days before the contract starts, then ¥20,000. That's a bigger share of a one-month total. See cancellation rules.
- Leaving early. The operator refunds the remainder minus 30 days' charges, counted from the day after it accepts your notice. On a 30-day contract, plan as if there's no refund.
- Extending. An extension is a new contract priced at the new contract's own tier, not your combined length. The operator says two contracts can cost more than one booking for the whole period.
- Date or headcount changes. A ¥2,200 事務手数料 (admin fee) applies after the application form is in.
For what each fee line means, see weekly and monthly mansion hidden fees in Japan. For a full 30, 60 and 90-day breakdown, see monthly mansion cost in Japan.
Timing a one-month booking
At this operator, stays of a month or more open for applications 2 months before move-in. There are no 仮予約 (provisional holds), and the earliest move-in is 5 days after the application, counting the application day. For lead times and what to do if you're late, see how long before arrival to book a Kyoto monthly.
Who can sign
The same operator requires an overseas applicant's contract holder to read, write and speak Japanese. It asks for passport copies for everyone staying, an emergency contact (family) with ID, and no guarantor. Rules at other operators are unknown until you ask. For the foreigner side, see Kyoto furnished apartments with no guarantor and renting a monthly apartment in Japan as a tourist.
