Ninety nights in Kyoto sits awkwardly between hotel logic and a classic Japanese lease. Many foreigners expect a “3-month apartment” as one SKU. Operators usually sell duration bands inside the マンスリー / ウィークリー (monthly / weekly mansion) world — or a short ordinary lease with different paperwork.

Why ~90 nights often land with weekly/monthly operators
A standard 賃貸 (ordinary rental) in Japan is commonly framed around multi-year residency patterns: guarantor or guarantor company, key money / deposit customs, move-in inspection culture, and agents who ask for residency documents that mid-stay visitors may not hold.
By contrast, マンスリーマンション operators are built for furnished stays measured in weeks and months:
- Inventory marketed with move-in / move-out dates
- Furniture and appliances assumed (confirm the list)
- Quote rails via 空室確認・見積依頼 (vacancy / quote request) or English operator forms
- Cleaning and utility line items designed for turnover
For many foreigner mid-stays around three months, the practical lane is still that operator world — unless a specific short-lease product explicitly fits your documents and dates.

Monthly mansion vs short ordinary lease
Use this decision frame:
Stay on monthly/weekly operator rails when…
- You need furnished readiness on a fixed end date
- You want operator quote → contract → pay on their mid-stay process
- Your stay is intentionally temporary and you do not want multi-year lease customs
Consider a short ordinary lease only when…
- An agent or landlord explicitly offers a fixed short term for your case
- You understand deposit / key money / restoration rules for that contract
- Eligibility (ID, guarantor, status) is confirmed in writing for your dates
Do not force a three-month story onto a two-year template because the floor plan looked nice.
Eligibility questions that matter at 90 nights
Eligibility is a label, not a vibe. Ask the operator or agent in writing:
- Can you accept my status for these move-in/out dates?
- Is a 保証人 (guarantor), 保証会社 (guarantor company), or Japanese-speaking contract signer required?
- Do requirements change if I stay past a certain night count?
- What ID documents do you need at contract?
- Is the unit marked or known as tourist-not-OK for my status?
Copy the same dates and status wording onto every inquiry. Forms with checkboxes like 観光 (tourist), 就労, 留学 are starting points — not automatic approval.
