Monthly mansion Kyoto listings: a field-by-field glossary
Monthly mansion Kyoto listings decoded: the Japanese labels for rent, utilities, cleaning, availability and room facts, plus what to screenshot first.

A monthly mansion listing in Kyoto is usually a Japanese-only page with three blocks: price, status and room. Learn about fifteen field labels, such as 賃料 (rent), 光熱費 (utilities) and 満室 (fully booked), and you can sort any page in a minute: price rules, status that changes daily, and facts to confirm in writing.
Every example below was seen on Monthly KYOTO (マンスリー京都) listings on 23 Oct 2026. Other operators use similar labels, but their wording and rules can differ. For the wider picture, see Japan monthly apartments in Kyoto for foreigners.
Leads vs commitments: the one rule
Nothing on a listing page is a commitment. A listing is a lead: it tells you what to ask about. The commitment arrives later, as a written 見積 (quote) and then a 契約書 (contract). The fields fall into three groups:
- Status fields change fastest: availability, fully booked, last updated. Treat them as hours-old at best.
- Price rules are the operator's published rates and surcharges. They're fairly stable, but confirm them on the quote for your exact dates.
- Physical facts are layout, bath, walk time and build year. Check them against photos and the floor plan.
A listing tells you what to ask. Only the written quote tells you what you'll pay.
The price block: rent, utilities and cleaning
| Field | English | As seen | Group | What to do |
|---|---|---|---|---|
| 賃料 X円/月〜 | Rent per month, "from" | 賃料 102,000円/月〜 (rent from ¥102,000/month) | Lead | The 〜 (from) matters. On this operator's cards it is the long-stay rate. |
| ご利用料金 / 料金表 | Usage charges / price table | ショート・ミドル・ロング (short, middle, long) rows | Price rule | Find the row for your stay length. That's your real rent. |
| 光熱費 X円/日 | Utilities per day | 光熱費 880円/日 (¥880/day) | Price rule | Multiply by contract days and by people. |
| 清掃費 X円/回 | Cleaning fee per stay (回 = per time) | 清掃費 13,200円/回 (¥13,200 per stay) | Price rule | Usually charged once. Read the notes too (see the 0円 case below). |
| 賃料備考 | Rent notes | 2名入居時は賃料300円/日…加算 (2 people: +¥300/day rent…) | Price rule | Surcharges live here: extra person, bedding, 宿泊税 (accommodation tax). |
The listing card's monthly figure on this operator carries the note ※ロング料金適用時 (when the long-stay rate applies). For a 30-day stay, the same unit's rent row was higher. To turn the price block into a total, see the monthly mansion cost walk-through. For what each fee line means, see weekly and monthly mansion hidden fees in Japan.
The 0円 trap
One listing showed 清掃費 0円/回 (cleaning ¥0 per stay) in its price table. Its notes then said the system displays 0円 but cleaning is actually ¥2,200 per 7 days, charged separately. The price table and the notes disagreed, and the notes were the true version. Always read 賃料備考 (rent notes) and the free text under the table.
The status block: availability and updates
| Field | English | As seen | Group | What to do |
|---|---|---|---|---|
| 入居可能日 | Move-in available date | 2026年10月19日から入居可能 (available from 19 Oct 2026) | Status | Means "free from this date" when last updated, not "held for you". |
| 満室 | Fully booked | 満室 (fully booked) | Status | No vacancy shown now. Some listings list booked date ranges in free text instead. |
| 最終更新日 | Last updated | 最終更新日: 2026年10月19日 (last updated 19 Oct 2026) | Status | The older this is, the weaker every status field. |
| お問い合わせ番号 | Inquiry number | お問い合わせ番号: 008012 (inquiry no. 008012) | ID | Quote it in every message so the operator finds the right room. |
This operator doesn't take 仮予約 (provisional holds), and its FAQ says the earliest move-in is 5 days after you apply. So "available from" still needs lead time. For timing, see how long before arrival to book.
The room block: layout, bath, access and build year
| Field | English | As seen | Group | What to do |
|---|---|---|---|---|
| 間取り | Layout | 1K, 1DK, 3LDK | Physical | 1K = one room plus a kitchen. Check the floor-plan image. |
| 可能人数 | Max occupants | 2 | Physical / rule | The rent may cover fewer people than the max. Read the rent notes. |
| 築年月 | Build year and month | 2006年1月完成 (completed Jan 2006) | Physical | Can read 不詳 (unknown) or note a 改修 (renovation) year. |
| 主要交通 / 駅徒歩 | Main transit / walk from station | 九条駅 徒歩1分 (1 min walk to Kujō Station) | Physical | Check it on a map. |
| バス・トイレ別 / 浴室トイレセパレート |
Two of these fields have their own guides: what "near the station" really means and separate bath and toilet in Japanese apartments.

Other phrases worth knowing
- 入居期間は30日以上での受付となります (stays accepted from 30 days). The minimum is in days.
- スーパーショート (super short): a 7-to-under-30-day tier on the few weekly-capable units. It is priced higher per day.
- 宿泊税1人1泊200円加算 (accommodation tax: +¥200 per person per night). That ¥200 is the listing's figure. At this operator it appeared mostly on under-30-day stays; one lodging-licensed listing added it with no stay-length limit. Kyoto City revised its rates on 1 March 2026: ¥200 per person per night when the room charge is under ¥6,000 a night, and ¥400 from ¥6,000 to under ¥20,000. Confirm the tax line on your quote.
- 旅館業法許可済の簡易宿所 (licensed simple lodging under the Inns and Hotels Act). Two weekly-capable listings' notes said they run under this lodging licence, while their contract-type field still read 定期借家 (fixed-term lease). Ask which contract you'd sign.
- ご利用は60日迄 (use limited to 60 days). One unit capped stays at 60 days.
What to screenshot before you inquire
Take these with the page URL and today's date visible:
- The header: room name, お問い合わせ番号 (inquiry number), 最終更新日 (last updated)
- The availability line or 満室 (fully booked) notice
- The full price table, all tiers
- 賃料備考 (rent notes) and any free-text notes under the table
- The room block: layout, occupants, build year, transit, feature tags
- 契約形態 (contract type) and 最低契約日数 (minimum contract days)
If the price later differs, these let you point to exactly what was shown and when. Then send a short, specific inquiry: see how to inquire about a monthly apartment in Japan.
