バス・トイレ別 (bath and toilet separate) is one of the first quality filters many foreigners apply to Japanese mid-term housing. The alternative is often a ユニットバス (unit bath / 3-in-1): tub, shower, and toilet in one wet room.

Why foreigners often treat it as a hard gate
バス・トイレ別 vs 3-in-1 is a hard quality gate for many foreigners — verify floor plan and photos, not badges alone.
For stays of weeks to months, the unit bath is a daily friction point:
- Toilet use blocks the shower (and reverse)
- Steam and drying laundry share the same small wet room
- Guests or partners make scheduling awkward in a solo studio
- Many hunters simply prefer a closed toilet door as a baseline comfort line
None of that makes unit baths “wrong.” They are common in older compact stock and can be fine for short stays. The point is to decide consciously — not discover the 3-in-1 on move-in day.
Badges lie; floor plans and photos don’t (as much)
Aggregator cards and English blurbs mis-tag bath type often enough that you should verify every keep:
- Floor plan (間取り図) — two separate wet-room outlines, not one box labeled UB
- Toilet photo — door, sink nearby, no tub visible
- Bath photo — tub/shower without a toilet in frame
- Unit bath photo — toilet + tub in one continuous waterproof space
If the card says BT別 but every photo is a classic 3-in-1, ask the operator in writing before you treat it as separate.

How it shows up in monthly mansion stock
On Kyoto weekly/monthly boards you will routinely mix:
- Compact older 1K with unit bath (often cheaper tease)
- Newer or renovated stock with BT別
- Share products with shared bath (not BT別, not private unit bath)
Compare all-in for your nights only after the layout gate. A lower monthly unit-bath tease is not a like-for-like rival to a BT別 room if separate bath is non-negotiable for you. Cost decode: Kyoto monthly mansion cost.
