Search “monthly apartment Japan” and you will mix two different products: a マンスリーマンション (private furnished unit) and a シェアハウス / guest house (private room or bed with shared kitchen and often shared bath). Same mid-stay job on paper; different privacy, price shape, and daily life.

Monthly mansion (マンスリーマンション)
- Private studio / 1K / 1DK-style unit in most cases
- Furnished (confirm the list)
- Kitchen and wet room inside the unit (layout varies: バス・トイレ別 vs unit bath)
- Billed weekly or monthly with operator quote rules
Share house / guest house
- Private bedroom (sometimes dorm) inside a shared house or building
- Shared kitchen; bath/toilet often shared or scheduled
- House rules, chore expectations, and quiet hours are part of the product
- Often positioned as lower monthly cost with less private space
Some English sites sell both under one “monthly stay” umbrella. Read the floor plan, not the marketing noun.
Price vs privacy (the real trade)
Private furnished unit and share-house products mix in the same search results — price them as different products.

A lower share-house monthly can still lose if you need private bath and quiet work hours every day. A mansion all-in can look high until you price the privacy you were about to buy with cafés and coworking.
Why both show up in the same results
Aggregators, English portals, and map searches optimize for “furnished mid-term,” not for your privacy gate. Expect:
- Share rooms tagged as apartments
- Mansions tagged as “share” when the building has a lounge
- Guest houses next to true 1K monthlies in the same ward filter
Sort with your hard gates first: private bath? private kitchen? max housemates? Then compare all-in.
When each fit is common
Lean monthly mansion when
- You want a private wet room and kitchen for the whole stay
- Video calls and sleep schedule need a closed door
- You are comparing Kyoto wards with バス・トイレ別 as a keep filter
Lean share house when
- Budget and social house life are intentional (not accidental)
- You accept shared bath/kitchen tradeoffs in writing
- Location + community matter more than a private unit bath
Neither is “more foreigner-correct.” Eligibility still depends on each operator’s rules for your dates and status — ask in writing.
Mix on the board without confusing yourself
