How to rent a monthly mansion in Japan: discover → inquire → quote → confirm
How to rent a monthly mansion in Japan: discover → inquire → quote → confirm on operator rails, with Midstay’s Kyoto board as a multi-provider view.

A マンスリーマンション (monthly mansion) is furnished mid-term housing billed by the month (sometimes with a weekly tier)—not a classic two-year lease and not a hotel night. The real loop is the same across brands: discover → inquire → quote → confirm, then pay on the operator’s rails.
Midstay is not the landlord. Midstay’s Kyoto board will be a multi-provider view; Pass means approve-to-send inquire in your name. Private testing now; public board still coming soon. Updates: midstay.app.
What you are renting
Overlapping labels you will hit:
- マンスリーマンション / monthly mansion — furnished unit, monthly (or weekly) billing
- ウィークリーマンション / weekly mansion — same operator world, shorter minimums
- Sharehouse / guest-house — different privacy and bath/kitchen rules; price them as a different product
- Operator English brands — search → inquire → contract/pay on their inventory
- Japanese aggregators — inquire on a listing; the listing company quotes
Common job: furnished stay for roughly 1–6 months, operator-confirmed booked, without assuming guarantor + multi-year lease defaults.
The full loop
The real loop is discover → inquire → quote → confirm — and you pay on the operator’s rails.
1. Discover with hard filters
Before photos win:
- Move-in / move-out dates
- Ward / station (map-check walk minutes)
- バス・トイレ別 (separate bath/toilet) vs 3-in-1 unit bath
- Furnished ready vs furniture after contract
- Size band / building year if shown
- Eligibility labels you care about (tourist / mid-term / guarantor)
Website “Open” is a lead, not a hold—especially on quote-only listings with no calendar.
2. Inquire (identical facts, one email)
- Use one inbox for the hunt
- Paste the same dates, headcount, and status on every form
- Prefer per-room 空室確認・見積依頼 over vague “find me anything” desks
- Keep private planning out of the mail; stay facts only
- Expect Japanese replies on JP-primary operators; reply in-thread
See how to inquire on a monthly apartment in Japan for the form habits.
3. Quote (tease vs verified)
Listing “from ¥X/month” is a tease. Your decision needs an all-in for your night count.
Normalize:
- Monthly band (ウィークリー / ミドル / ロング when used)
- 初期費用 (initial fees)
- Utilities / 光熱費 (flat vs ¥/day)
- Cleaning / 清掃費
- Optional Wi-Fi or other rentals
- Campaign end dates
Log quote date + validity window. If email says fully booked while the site still shows Open, trust the email.
4. Confirm on operator rails
Final contract and payment happen with the operator (transfer, their form, their payment link). Midstay does not take rent as merchant of record.
Suggested status labels for your own shortlist notes:
contender → waiting → quote → backup → drop → operator-confirmed booked
Keep at least one backup warm while a favorite quote is pending.
Where Midstay’s board sits in the loop
| Step | Operator world | Midstay role |
|---|---|---|
| Discover | EN chains, JP sites, aggregators | Multi-provider Kyoto board + filters |
| Inquire | Forms / mail in **your** name | Pass: approve-to-send draft |
| Quote | Operator PDF / email | You log validity; board helps you not lose threads |
| Confirm / pay | Operator rails only | Not landlord; not MoR |
When the board opens, use it so quality and eligibility are comparable across providers—not so Midstay becomes the lessor. Until then, run the loop across operators yourself.
Checklist before you pay
- [ ] Same dates/status on the winning inquiry as on the quote
- [ ] Furniture list and Wi-Fi terms in writing if “furnished” was ambiguous
- [ ] Bath type verified on plan/photos, not badge alone
- [ ] All-in total matches your night count
- [ ] Quote still inside its validity window
- [ ] Cancellation / change rules read once before transfer
- [ ] Backup room not dropped until confirmation lands

Soft next step
Midstay is in private testing. Public signups aren’t open yet, and the public board is still coming soon. Midstay is not the landlord — you pay the operator directly for rent and keys. When the board opens, the path stays: Japanese letter in your name → quote → pay operator. Updates: midstay.app.
