Furnished monthly rentals in Kyoto for tourists
Furnished monthly rentals in Kyoto for tourists: what’s typically included (bed, fridge, washer, Wi-Fi), furniture-after-contract, eligibility.

“Furnished monthly rental” (家具家電付きマンスリー) in Kyoto is not one SKU. Some units arrive ready: bed made, fridge plugged in, washer in place, Wi-Fi live. Others photograph empty and promise furniture after contract. Tourist status (観光) may be fine on one building and blocked on the next.
This page is a category checklist: what is typically included, how to spot the furniture-after-contract pattern, and how to confirm tourist eligibility in writing—before you compare tease prices across operators.
Midstay’s Kyoto board (multi-provider discovery, letter in your name) is in private testing — public signups aren’t open yet, and the public board is still coming soon. Until then, run the hunt across operators yourself. Updates: midstay.app.
What “furnished” typically includes
Operators label listings 家具家電付き / furnished with different lists. Treat the badge as a prompt to confirm, not a guarantee.
Usually present when truly furnished
- Bed and bedding set (ベッド・寝具)
- Fridge (冷蔵庫)
- Microwave (電子レンジ)
- Washing machine (洗濯機) — in-unit or shared by floor
- Table or desk, chair, lighting
- Curtains
Often included, but ask
- Cookware / dishes (調理器具・食器)
- Vacuum, TV
- Air conditioner remote and filters status
Often separate or unclear
| Item | How it usually shows up |
|---|---|
| **Wi-Fi** | Included flat, rental ¥/day, or “bring your own pocket Wi-Fi” |
| **Utilities / 光熱費** | Flat monthly band vs ¥/day × nights |
| **Cleaning / 清掃費** | Move-out fee on the quote |
| **Linens refresh** | One set vs optional refresh fee |
| **Bike parking** | Free, paid, or none |
| **Delivery box / autolock** | Building feature, not furniture |
When you inquire, ask for a written furniture + appliance list for the exact room ID and your move-in date.
The furniture-after-contract trap
Confirm bed, fridge, washer, and Wi-Fi in writing before you treat a tease photo as the finished room.
A common Kyoto monthly pattern:
- Listing photos show an empty room (bare floors, no bed).
- Copy says furniture is delivered after contract (契約後に家具家電設置).
- The tease monthly looks attractive next to a staged “ready studio” card.
That can still be a valid マンスリー product. The trap is comparing unlike objects:
- Staged furnished photo ≠ empty room + later delivery
- “Furnished” badge ≠ Wi-Fi live on day one
- Delivery timing matters (same day as keys vs several days later)
Confirm before you treat it as like-for-like
- Exact list (bed, fridge, washer, table, curtains, cookware…)
- Delivery date relative to move-in
- Who installs and who owns the items at move-out
- Whether Wi-Fi is part of that package or a separate rental
Do not score an empty-room tease against a ready studio on photo alone.
Tourist eligibility (観光) is a label, not a vibe
Monthly / weekly operators in Kyoto handle tourists differently by building and brand.
What you will see on forms and FAQs:
- Status checkboxes: 観光 (tourist), 就労, 留学, and similar
- Passport as ID on Japanese pages (passport ≠ English UI)
- Some units: tourist-OK for your dates
- Some units: residence card (在留カード) preferred or required
- Some units: Japanese-speaking contract signer or guarantor product
A checkbox is not a policy promise. Ask in one clear line:
Can you accept tourist status (観光) for move-in YYYY-MM-DD through move-out YYYY-MM-DD on this room?
Keep eligibility labels on your shortlist (tourist-OK / ask / not OK) so you do not burn inquiries on closed doors.
This is not a visa guide. It only covers how housing operators typically gate mid-term furnished stock once you already know your status.
Quick compare checklist (one row per room)
- Operator + listing ID
- Ward / station (map-checked walk minutes)
- Truly furnished vs furniture-after-contract
- Furniture list confirmed in writing?
- Wi-Fi included or rental?
- Bath type: バス・トイレ別 vs 3-in-1 / unit bath
- Tourist eligibility: OK / ask / no
- Tease monthly vs all-in for your night count
- Quote date + validity window
Compare hard gates and all-in totals first; facade photos second.

Soft next step
Midstay is in private testing. Public signups aren’t open yet, and the public board is still coming soon. Midstay is not the landlord — you pay the operator directly for rent and keys. When the board opens, the path stays: Japanese letter in your name → quote → pay operator. Updates: midstay.app.
